How to save time with automatic messages ?

The automated messages is definitely my favorite feature of this tool, as it makes my life so much easier thanks to it!

Before I would think: “oh, the next guests are coming soon, I need to send a message to ask about their arrival time and send them the link with the welcome book”. Now, the software sends it automatically!

By the way, I got it so much automated, that a couple of days ago, I had forgotten about this automation!

Here is what happened: when I thought about sending a message, I went to Airbnb inbox, I saw a very nice message from my next guests thanking me for my kindness and giving me their arrival time.

That’s when, I saw that they were replying to my automatic message 1 day before check-in!

I was happy to see that the things were working on my behalf without me having to worry about it! The guests were happy of my communication skills before arrival and I was happy to have nothing much to do!

One other thing I love about this automation service is that you can see on your dashboard which messages are going to be sent next, you can see to whom it will be sent, when, for which listing, the full message.

You even have the opportunity to disable the message for a specific group of guests to whom you might want to send a slightly different message.

How are automatic messages sent?

The great thing is that you can send a message whenever you want thanks to the triggers (they call it rules) tools.

This means: you want to send a message for an inquiry for only one listing, you can. You want to send a message 7 days before check-in, 1 day before check-in you can.

To create a wonderful experience for the guest, knowing when, how, and what to communicate with them is key.

On the other hand, I make sure to have a different message for check-in for my different properties, as I have a different welcome book for each property!

Automated Pricing Engine: the 2-in-1 of Superhosts Tools

If you want to use an automated system of pricing which is based on the offer/demand rules and on your availability, this can be a great tool. They are using Airbnb Smart Pricing but they are going way beyond that!

To be honest, it took me some time to use this tool, as I am a big fan of choosing prices myself, and I really don’t like the Smart Pricing of Airbnb.

So, if you are the kind of host, like me, who likes to choose your prices yourself, you might not like this part at first, as it will override your prices on Airbnb each time who sync your calendars.

However, once you know how to use the specific rules of Superhost Tools, it can be a great automation to have.

If you are trying to maximize your occupancy rate, there is for instance a rule to decrease your prices for orphan dates.

Moreover, even though it’s based on the Smart Pricing tools of Airbnb, you can choose to make your prices higher than what Airbnb would offer.

You just have to choose the percentage of it. This can be useful, as Airbnb Smart Pricing tend to be way too low often!
